As noted at the annual meeting, we now have many tenant (rather than homeowner) residents. I’m sending this to all homeowners, some for action, some for information.
There are instances where the HOA has a need to communicate quickly with all residents. Some are related to safety: We warned our community about snakes, we would advise residents to put trash carts in their garages in a hurricane.
It would be helpful if we could reach all residents directly. On a voluntary basis, we’re asking for email addresses for Oak Ridge Place tenants.
These addresses will not be shared. Emails will be sent using the bcc function to keep them private. All communications to tenants will also go to homeowners.
Please reply to this email with the email addresses if you’d like to participate.

Hi –

Just following up on the formal notice mailed October 1. We’re on for 7 pm Tuesday, October 28 at 107 Manning Ct. (Having replaced my carpet with new flooring, I’ll ask attendees to remove their shoes upon arrival. Bring slippers if you’d like. Thanks.)

Highlights will include discussion of volunteer workload, bulk waste/yard debris rules, and parking. We will fill the expiring Board seats presently held by George Whitton and Kevin Deise and the unexpired term of Robert Durland.

The meeting will be conducted according to our Bylaws (www.oakridgeplace.org).

The meeting will be followed by a brief meeting of the Board of Directors.

We hope to see everyone at the meeting. However, a proxy form was provided with the mailed notice for those who are unable to attend, but would like to designate someone else to act in their stead.

We’re still planning how to improve home maintenance, and our system for tracking it, which we’ll discuss in detail at the annual meeting on Tuesday, October 28.
But to get a head start, and to take advantage of the fall weather, Jo Ellen Patrick will be marking plant beds in need of weeding with orange flags.

Hi All –

(Non-resident homeowners should please pass this to tenants.)

I followed up with the Town about the (now) two piles of trash in our common area. They should be removed this week.

Our regular bulk pickup is still scheduled for the Tuesday of the third full week of the month. The next one is September 16.

Please, let’s try to avoid this problem in the future:

   – Follow all the Town’s rules for Bulk Waste.

      — In particular, “do not mix regular trash or yard debris with bulk items scheduled for pickup.”

   – Place your items in front of your home, not in our common areas.

   – Place them shortly before pick-up day, not weeks earlier.

   – If moving out or moving in, the Town may be able to give you a special pick-up. Call 843-851-4225.

We can discuss this at the annual meeting in October and the Board can follow up with guidance as required.

Hi All –

Two items of note:

– To the extent possible, try to place items for bulk pick-up out shortly before the scheduled date.

   — The pile across from 127 right now is likely the result of a move-out from that address.

   — The Board will consider adding ARC guidance on this topic when next it meets.

– Speaking of meetings, please save the target date for our next annual meeting for all homeowners: Tuesday, October 28, 2025.

   — That’s our traditional Tuesday before Halloween.

   — Formal notification will be by mail in October.

   — Please let me know of any topics you want discussed as soon as possible.

Good afternoon. I just caught and killed a copperhead on what was Pat’s front porch (133). It was doing its best to get under her storm door. I would suggest you tell the neighbors to check the sweeps on the bottom of their doors (garage doors too) and make sure the sweeps are closing the gap well to keep these poisonous snakes out of the house! I also bought some snake repellent and sprayed it under all our bushes. Might help. Take care now.

Hi All –

I’ve heard reports of puddles forming in some backyards on the odd-numbered side during recent rains.

The likely cause of this is poor functioning of some parts of the drainage system. The system may have suffered more than the cosmetic damage to catch basin drains we’ve seen for some time.

Please take a look at the drains behind your home and make any necessary repairs.

This system is located entirely on the property of individual homeowners, some (not all) homeowners have drains, and some (not all) parts of the system are broken. Repairs to this system are not an HOA responsibility.
